Look, I’ve stayed at plenty of places in Brașov, but KOA – Memo Haus on Strada Memorandului actually surprised me. When I first pulled up to number 20, I wasn’t expecting much – honestly, the street name alone made me think it might be some boring communist-era leftover. But you know what? This place has character that most of the cookie-cutter hotels in the old town completely lack.
The thing is, Strada Memorandului sits in this sweet spot where you’re close enough to walk to Council Square (maybe 15 minutes if you don’t mind a little hill), but far enough out that you’re not dealing with the tourist chaos and overpriced everything. I mean, there’s a decent coffee shop literally two doors down where locals actually go – not one of those places that charges you extra just because you’re clearly not Romanian. The neighborhood feels real, if that makes sense. You’ll hear kids playing in the courtyard next door in the evenings, and there’s this bakery smell that drifts over from somewhere nearby most mornings.
What really got me about Memo Haus was the attention to detail without being fussy about it. The rooms are modern but not sterile – they actually thought about lighting that doesn’t make you look like a zombie, and the beds are properly firm (thank god, because Romanian hotel beds can be… well, let’s just say inconsistent). The staff genuinely seems to care about whether you’re comfortable, not just whether you’ve paid your bill. When I mentioned I was hoping to catch the sunrise from Tampa Mountain, the guy at the front desk actually wrote down the best hiking route and warned me about the muddy section near the top. That’s the kind of thing you remember, you know?
Parking was surprisingly easy – there’s space right there, which anyone who’s driven around Brașov’s narrow streets will appreciate. The whole area gets pretty quiet after 9 PM, so if you’re someone who needs actual sleep (guilty), you won’t be lying awake listening to drunk tourists stumbling back from the bars. I did notice they get busy during ski season since it’s a reasonable drive up to Poiana Brașov, but even then the vibe stays relaxed.
Honestly, with a 9.6 rating, I was expecting it to be one of those places that’s trying way too hard to impress. Instead, it just… works. The kind of place where everything functions properly, the shower pressure is decent, and nobody’s bothering you with fake enthusiasm about how your stay is going. Sometimes that’s exactly what you want, especially when you’re using Brașov as a base to explore the region rather than just Instagram-ing your way through the main square. If you’re looking for something that feels more like staying at a friend’s really nice apartment than a hotel, this might be your spot.
