Overview
Honestly, I wasn’t expecting much when I first pulled up to Dom Bratek on Prusa Street – I mean, it’s tucked away in this quiet residential part of Karpacz, and from the outside it looks almost too humble for its own good. But you know what? Sometimes the best places are the ones that don’t need to shout about themselves, and this little gem absolutely proves that point.
The thing about Dom Bratek is that it feels like staying at your Polish grandmother’s house, if your Polish grandmother happened to have impeccable taste and actually cared about Wi-Fi speeds. The owners – and I’m pretty sure they live on-site because I kept seeing the same friendly woman who seemed to know everything about everyone – have this way of making you feel like you’re part of some extended family rather than just another booking number. When I checked in, she immediately started giving me insider tips about which trails to hit early before the tour buses arrive (the path behind the evangelical church is apparently a local secret), and honestly, that kind of local knowledge is worth its weight in gold when you’re trying to avoid the Sniezka crowds.
What really got me was the attention to detail – like, the breakfast setup isn’t some massive buffet situation, but everything they do have is clearly sourced locally, and the bread… well, let’s just say I may have gone back for thirds. The rooms are nothing fancy, but they’re spotlessly clean and actually quiet, which is saying something considering how thin walls can be in these older mountain buildings. I was on the second floor facing the back, and all I could hear at night were the trees rustling – no street noise, no slamming doors from other guests. The shower pressure was surprisingly good too, which anyone who’s stayed in budget places in the mountains will tell you is never a guarantee.
Location-wise, you’re about a ten-minute walk from the main drag where all the restaurants and souvenir shops cluster, but far enough away that you’re not dealing with the weekend party crowds that sometimes take over the center of town. There’s parking right there, which saved me the headache of hunting for spots near the cable car station – trust me, that’s a nightmare during peak season. The 9.7 rating makes sense once you’ve been there; it’s not trying to be a luxury resort, but for what it is – a family-run place that genuinely cares about giving you a good base for exploring the Karkonosze – it absolutely nails it. I’ve stayed in plenty of places with more amenities and half the charm, and I’d book Dom Bratek again without hesitation.

The house was huge, and there’s a big field at the back, which has a fire pit. There’s also underfloor heating and a log burner. Both were really efficient, as the house was warm and cosy. The kids loved it. It’s also fantastic if you have a dog

Large parking, 3 bathrooms, a lot of space. A dream house and a garden. We enjoyed it a lot!
What could be improved: No washing machine and drying machine. No drying devices. I needed to specially ask for towels (but I got them w/o an extra charge). The dining room table is old and not comfortable. The first-floor bedroom is very small. The coffee-machine poorly worked.

W domu czysto, z udogodnieniami zasadniczo jak we własnym domu. Wszystko co potrzeba do kilkudniowego wypadu.
W mojej opinii doskonały dla rodziny/rodzin jak i zorganizowanej grupy.
Dostęp do grilla, ogniska, duży przestronny i zorganizowany taras z widokiem na ogród.
Świetnie spędzony czas.

Dům je naprosto skvělý. Všude čisto, milý personál, již po pár hodinách jsme se cítili jako doma a ne v pronajatém.
Super je možnost parkování v zahradě. Perfektní terasa s grilem, případně níže v zahradě připravené ohniště.
Vybavená kuchyň, všechny potřebné spotřebiče včetně kávovaru ( myčka, lednička, sporák, trouba, konvice ). V domě je podlahové topení. Měli jsme zde rodinnou narozeninovou oslavu a ubytování můžeme jen a jen doporučit .
What could be improved: Možná mi trochu chyběl termostat, kterým bychom si mohli nastavovat topení. Lze to jen přes whatsapp zprávou majiteli a ten teplotu upraví. Toto řešení je lehce krkolomné, ale nelimitující.

What could be improved: Ein Fernseher für Regentage wäre schon ganz nett.
Leider keine Sitzmöglichkeit im Garten mit Überdachung bei Wind und Wetter.

Ubytování bylo opravdu naprosto skvělé. Všude čisto, krásně zařízené a skvělá vybavenost. Všichni měli dostatek ručníků, kávy a čajů. Káva je k dispozici z kávovaru a zrnková - což ocení milovníci kávy. Dostatek nádobí a myčka! Za domkem je veliké pole a v ulici naprostý klid. Komunikace s majitelkou naprosto bez problému. Opravdu nevidím žádný problém. Jelikož jsme byli skupina lidí v různé věkové kategorii tak pro starší osazenstvo bylo ,,centrum” městečka v dochozí vzdálenosti cca 15-20 min tak maximum, ale toť jediné.
Téměř každý pokoj na svou vlastní koupelnu - pro 11 lidí 3 koupelny super !
Co se týče města Karpacz, tak jediná nevýhoda je, že restaurace nechtějí moc přijímat karty.

Wyposażenie kuchni, odpowiednia ilość sztućców i naczyń, zapas kawy i tabelek do zmywarki. W domu ciepło, czysto, niczego nie brakowało, w okolicy cisza i spokój.
