Walking up to the entrance, there’s this immediate sense of being welcomed into someone’s well-kept home rather than checking into another generic mountain lodge. The attention to detail shows in small ways that matter when you’re trying to unwind after a day hiking the Karkonosze trails. The rooms are thoughtfully arranged so you’re not hearing every conversation from the hallway, and honestly, given how many places in the Sudetes seem to have paper-thin walls, that’s no small feat. What really won me over was how quiet it actually gets at night – no surprise given the location on Pusta, but still refreshing when you’re used to mountain towns where every evening sounds like a festival.
The location works perfectly if you know Karpacz at all. You’re close enough to walk to the main attractions without dealing with the parking nightmare near the cable car station (and trust me, finding a spot there in summer is basically a contact sport). But here’s the thing – you get that authentic Karkonosze mountain town experience without feeling like you’re staying in the middle of a tourist theme park. The owners seem to have that local knowledge that makes a difference too; they’ll point you toward the less crowded hiking trails or let you know when the weather’s actually going to clear up, not just give you the standard tourist office recommendations. I’d honestly say this is one of those places where the 9-star rating makes complete sense – it’s not trying to be a luxury resort, but it absolutely nails what it’s going for. Taking into account location of the hotel, it was excellent price-quality ratio. Clean and comfortable room with fridge inside.
Kitchen was available. Views were very nice on the mountains. Beds were comfortable.

Location is good. Facilities available were good quality. Amazing view from balcony. Peaceful location. Close to supermarket and restaurant. Gas station very close, so 24 hour shop is in reach. Really recommended for familiar.

Close by to both ski lifts and shops walking distance. Good price .
What could be improved: We did not have wifi after 8pm the first evening till morning . Also the heater in bedroom was just little warm for fiew nights, the noise was bad early saturday morning when there was a lot more ppl walking up and down and shouting.

Excellent location is the main advantage of the property! The place has huge potential that needs to be developed. The staff was very polite. There are many good restaurants nearby and a grocery store within walking distance. Just walking around the area nearby made us feel relaxed. I love vintage, so I liked the interior that I saw in the pictures. There is a fireplace on the ground floor, which certainly creates atmosphere during the cold season. There is a kitchen on the ground floor if you need a working freezer, dishes, cutlery, oven, stove etc. The room has enough towels, good bed linen, comfortable pillows. There you can also find dishwashing detergent, a sponge, soap, and a cloth. The facility has an iron and ironing board in case you need it.
What could be improved: First of all, many in the comments were delighted with the cleanliness of the place. Unfortunately this does not convey the truth, in my opinion. I had a desire to clean up by myself. Sockets, baseboards, seams in the bathroom, doors haven’t been cleaned for a long time, the TV doesn’t work, and neither does the Internet. Our “mountain view” turned out to be a view of other people’s rooms and terraces. Speaking of terraces, ours was shared with the next room. We took a room with a bath, but it was tiny. So we had to sit down to avoid flooding the floor (a shower curtain seems like an obvious addition in this case). The freezer was broken, as soon as we opened it, water poured onto the floor. Among other things, the walls are so thin that even a whisper can be heard, not to mention other things. The steps that everyone uses creak so much that we woke up every time when someone walked on them. If you are a light sleeper, this place is definitely not for you. I would like to get enough sleep while on vacation. This place lacks privacy. The whole territory seems common, as if a large family lived here and friends came to visit them, in which case it would certainly be convenient to communicate with each other. All local balconies and terraces were empty most of the time, I understand why. On the last evening of our stay, noisy neighbors arrived and were drinking on the terrace late at night. In any place where I was before, check-in was around 2 pm, and check-out was before 12. Here check-in is after 3 pm, and check-out is between 8 and 10 am. Therefore, the time of your stay here is shorter. This is the basis of the agritourism ethic: This is the basis: do everything to make clients feel comfortable. It seems that this place is just existing, and the renovation will take a long time, during which the owners could make money by renting a place that someone will rent anyway. So no one really cares about basic standards as i can see. We had mixed feelings about the trip.

It is close to the walking trails. Not by the main turist attraction
What could be improved: Looked like flats from 20years ago. The room smelled of cigarette smoke and it wouldn't go away... The bedsheets were not very clean either. Ang the fridge smelled saussage.
I wouldn't recommend at all, seems like the complex needs a major renovation.. there are many nicer location in the city. But if you're not very picky - maybe
